How Much Does Pressure Washing Cost?

The average cost of pressure washing nationwide is about $0.37-$0.77 per square foot. However, pressure washing rates can vary significantly based on your geographic location. Check out our Pressure Washing Cost Report to research typical costs in your local area.

Use the information below to get a better idea of approximately how much you can expect to pay for pressure washing services. If you need help finding a local company, we're here to help. Request price quotes from local pros using our free matching service.

1. What needs to be cleaned? Pressure washing companies clean a variety of different surfaces. Not only can they clean your entire home exterior (siding, deck, fencing, patio, driveway, etc.), they also clean commercial buildings, heavy machinery, farm equipment, and public sidewalks. Pressure washing is an effective method of cleaning many brick, concrete, stone, vinyl, and many other materials.

2. Why does it need to be cleaned? Do you want to improve the curb appeal of your home? Do you need to remove mold and mildew? Is your business’ parking lot covered in oil stains? The type of dirt and debris that needs to be removed (and the degree of difficulty required to remove it) may impact the cost of your project. Gum removal, for instance, will often increase the cost of pressure washing.

3. Where do you live? Pressure washing prices vary from city to city. Local rates are often determined by the cost of living in your area. You should expect to pay a little more than the national average if you live in large, urban center like San Francisco or New York.

4. How will the surface be pressure washed? Each surface will be cleaned a little differently. For example, a high-pressure spray may damage vinyl siding. Many companies will recommend a high-volume, soft wash instead. Is any prep work (caulking, sealing, etc.) needed before the work can begin? You don’t want water seeping into your home through your roof or cracked siding. Also, the surface may need to be cleaned with a chemical agent or detergent. Your contractor should work with you to determine the best course of action for your unique project.

5. Is this a residential or commercial project? In general, residential projects are typically less expensive than commercial projects. For some buildings, it may not be possible to clean the exterior from the ground. Erecting scaffolding may have a significant impact on your project's budget and timeline.

6. Is recurring service needed? Signing an extended service contract may help you save money in the long run. This type of service is typically recommended for drive-thru restaurants, shopping centers, or parking lots that needs to be cleaned on a weekly or monthly basis.

7. Is access to the water supply readily available? Most power washing companies will require access to your home or business’ water supply. If that is not feasible, you will responsible for the additional costs associated with bringing a water truck out to your property.

8. Cost isn’t everything. Although it may be tempting to accept the lowest bid, price should not be the only thing you consider when hiring a pressure washing service. How many years of experience does this company have? Is this a company that specializes in exterior surface cleaning? Are they familiar with industry standards and best practices? Many companies offer pressure washing as an additional service, but they may not have the expertise required for your project. If not properly, pressure washing can seriously damage your personal property.

You should always request several estimates and compare them before making a decision. Take a few extra minutes to do some research. Ask the contractor if they have any references available. It will be worth the extra time. When hiring a contractor, we recommend verifying the contractor's licensing information and insurance coverage before signing a contract.
